How It Works

Complimentary consultation to discuss the circumstances that have led to the financial hardship, and which options may be available to the borrower(s), if applicable.

FMG assists the borrower(s) with completing the required documents, using techniques, which have been previously successful.

FMG submits all the completed required documents to the proper department, and will then verify receipt of those documents with the respective lender(s).

FMG conducts all the follow-up with the lender assigned specialist, and updates the borrower(s) with any pertinent information.

FMG will review the approved Loan Modification documents, with the borrower(s), so there is a clear understanding of the terms within the newly modified agreement.
Documents Needed
To apply for assistance, FMG will need the following documents from the borrower(s):
- Borrower/3rd Party Authorization Form (Attached) - Please sign, date, and enter the last 4 digits of the Social Security Number, where applicable.
- Copy of the Most Recent Mortgage Statement, for ALL mortgages
- If applicable, Copy of Notice of Default
- If applicable, Copy of Notice of Trustee's Sale
- Hardship Letter (detailed written account of circumstances that have led to the hardship)
- Copy of Property Tax Statement
- Copy of Current Homeowners Insurance Declarations Page (showing annual/semi annual cost)
- Borrower Income - Most recent 30 days pay-stubs
- Co-Borrower Income - Most recent 30 days pay-stubs
- If self-employed, Most recent Year-to-Date Profit & Loss Statement
- If self-employed, Most recent 3 Months Profit & Loss Statement
- Additional Income - if applicable, proof of income (Social Security, Disability, or Pension award letter, proof of deposits, lease agreement, etc.)
- 2 most recent Personal Bank Statements - where all income sources are deposited
- If self-employed, 3 most recent Business Bank Statements
- Most recent year Income Tax Returns (signed and dated) - if extension was filed, (Form 4868)
- If self-employed, Most recent year Business Income Tax Returns (signed and dated) - if extension was filed, (Form 4868)
- Most recent year W-2
- If applicable, Most recent year "1099"
- Contribution Letter (signed and dated) - stating amount and frequency of contribution
- Proof of Occupancy - Utility/phone bill/car registration with Contributor name and property address on it
- Contributor Income - Most recent 30 days pay-stubs
- If self-employed, Most recent Year-to-Date Profit & Loss Statement
- If self-employed, Most recent 3 Months Profit & Loss Statement
- Additional Income - if applicable, proof of income (award letter, proof of deposits, etc.)
- 2 most recent Personal Bank Statements - where all income sources are deposited
- If self-employed, 3 most recent Business Bank Statements
- Most recent year Income Tax Return (signed and dated) - if extension was filed, (Form 4868)
- If self-employed, Most recent year Business Income Tax Return (signed and dated) - if extension was filed, (Form 4868)
